Move-out carpet cleaning for base housing and rentals

Three kinds of move-out job come through our schedule. Base housing at NAS Whidbey Island, where the inspection has a date on it and the housing office wants the work documented. Off-base rentals in Oak Harbor, Coupeville, Anacortes, and Mount Vernon, where the lease usually names carpet cleaning specifically and the deposit is what the argument is about. And homes going on the market, where nobody is inspecting anything but the listing photos go up on Friday. The cleaning is the same in all three. What changes is the paperwork and the deadline.

A lot of leases here say the carpet has to be professionally cleaned, and a rented machine from the grocery store does not answer that clause. There are two reasons. The first is the wording. Professionally cleaned means somebody who does this for a living did it, and a receipt in your own name from a rental counter is not that. The second is the result. A rental unit heats water to a fraction of what our truck-mounted carpet cleaning rig does and pulls back a fraction of what it puts down, so the carpet goes back damp, the soil at the base of the pile stays where it is, and the traffic lanes come back grey inside a week. Inspectors here have seen that a thousand times and they know what it looks like.

The receipt is the whole point, and it is the part most people do not think about until they are standing in an empty unit arguing about it. What we hand you shows the service address, the date the work was done, the rooms we cleaned, the method we used, and who did it. That is a document you can forward to a housing office or attach to an email to a property manager, and it settles a conversation that otherwise runs on memory and goodwill.

To be clear about what a receipt does and does not do. It does not create an obligation your lease never had, and there is no state law that makes professional carpet cleaning automatic at the end of a tenancy. What it does is answer the question that actually gets disputed, which is whether the work happened, to what standard, and on what date. If your lease carries the clause, the receipt is your answer to it.

We book move-out cleans at least 48 hours before the walkthrough wherever we can. Carpet dries in 8 to 24 hours with our air movers running, and an inspector pressing a thumb into a damp pile will write it up even when the carpet is spotless. Forty-eight hours gives the floor time to come all the way back, and it gives us room to come back out if a spot wicks up overnight.

Orders move. Ship dates move. If your window has collapsed and the walkthrough is Thursday, call us anyway instead of assuming we are full. Oak Harbor is the busiest stretch of our route and we keep a crew based on the island, so short-notice PCS work is normal here rather than a favor. Tell us the inspection time when you call and we will schedule backwards from it.

On a move-out job we clean the carpet in every room, including the closets and the pale rectangles where the furniture has been sitting for three years, because those are the two places an empty unit gives away. Where there have been pets, we treat down at the pad rather than at the surface. Urine that has soaked through the carpet backing into the pad will look clean and still smell on a warm afternoon, and a surface clean moves that problem around instead of removing it.

We do the hard floors on the same visit. Tile, grout, and vinyl take the same walk-through-the-kitchen wear as carpet, they are just as visible in an empty room, and grout lines that have gone dark are one of the things that gets written up. If your lease or your housing office asks for the dryer vent or the air ducts as well, we handle those on the same trip, so you are not booking three companies around one deadline.

Off-base is most of this work. We clean move-out rentals in Oak Harbor and Coupeville, across to Anacortes, and down through Mount Vernon and Burlington, and we cross the water without adding a ferry surcharge to the bill. A duplex off Heller Road and a townhouse in Mount Vernon get the same truck-mount and the same receipt. The pattern is a little different in each town. Oak Harbor turns over on orders, so the calls cluster and they cluster hard. Coupeville and the mid-island rentals move with the school year. Anacortes runs on the yard and the ferry timetable and turns over steadily all year. Mount Vernon and the valley towns are the most even of the lot, month to month, with a run of them at the end of August. We plan the route around all of that, which is the only reason a short-notice job on the island is ever possible.

Moving in rather than out? Book it before the furniture arrives. An empty house is the easiest clean we ever do and the only time anybody gets at every square foot of that carpet, and it means you start in a place that has had the last tenant taken out of it properly.
