How We Do It
We dry it out. We do not rebuild.
Water emergencies are a fact of life. A broken pipe, an overflowing washing machine, or a failed water heater can do real damage to your home and your health if it is not handled quickly and correctly, and the first 24 to 48 hours decide how bad it gets.
Our part is the dry-out. We extract the standing water, pull and dispose of carpet and pad that cannot be saved, cut out wet sheetrock and insulation where it has to come out, and run air movers and dehumidifiers until the structure reads dry on a meter rather than dry to the touch.
What we do not do is put the building back together. We are not a reconstruction contractor, and we will tell you so on day one rather than halfway through. Once everything is dry we hand over to your builder or your insurer's contractor, and we are glad to say exactly what we removed and why.
We also have experience dealing with insurance companies. Once you have the water source under control, your first call should be to us.
Not every damp floor is a water damage job, and we would rather say so before we come out. A musty smell with no standing water is usually humidity that has settled into the carpet and the pad, which is a cleaning and drying problem rather than a dry-out. What should I do first when I have water damage?
Get the water source under control if you safely can, then call us. The sooner extraction and drying begin, the less has to be torn out later — the first 24 to 48 hours genuinely decide how big the job becomes.
Do you rebuild after the dry-out?
No. We do the cleanup: extraction, drying, and removing carpet, pad, sheetrock, and insulation that cannot be saved. We hand the dry, stable space over to your builder or your insurer's contractor for the rebuild, and we will tell you that up front rather than partway through the job.
Do you remove wet sheetrock and insulation?
Yes, where it needs to come out. Wet sheetrock and saturated insulation hold moisture against the framing and are where mould starts, so cutting them out is usually part of drying the building properly rather than an extra.
How long does drying take?
Most jobs run three to five days with air movers and dehumidifiers running. We take moisture readings rather than going by feel, because a surface that feels dry can still have a soaked wall cavity behind it.
Do you work with insurance companies?
We do. We have experience dealing with insurance companies and we document what we removed and why, which helps the claims side go much more smoothly.
